Feature Friday: Chipping Drive Flip House

I’m back today with another house flip from my friend, Betsy Manley with House Therapy. She’s a hard working real estate agent and house flipper and does a great job with the homes she buys and sells. I love to see an older home get a fresh renovation, bringing it into the new century. You all enjoyed the last one, Park Manor renovation so much that I told Betsy I’d share more of her house Before and Afters.

This one is called Chipping Drive, so I’ll let Betsy tell you about it:

We purchased the home in February of 2017 on a referral lead from a daughter who was in charge of selling their deceased mother’s home for $255k. We spent 8 months renovating it and then sold it to a lovely couple in October of 2017 for $395k. SO remind folks that styles have changed a bit but in 2017 these were “IN” and many still look good today.
The exterior of the home was painted SW Chelsea Gray, not to be confused with the BM Chelsea Grey- in my option they should not be able to use the same name- talk about confusion, I thought I was getting the BM version, not knowing at the time there were two makers of the color. It worked out fine but the BM version is a darker gray. Landscaping was added to the front of the home and my husband and father in-law spent days clearing out underbrush in the woods beside and behind the home. It was severely over grown and I am grateful for their help.
On the main level of the home we completed updated everything from the walls, floors and fixtures. In the dining room we added a tongue and groove shiplap wall. The entire interior of the home was painted BM White Dove, walls, trim and ceiling. Originally I painted only the walls and boy was that a mistake and learning lesson. My beloved White Dove paint looked like cat urine on the walls and it was then I learned:  when using white paint, the trim and ceilings must be the same color.
The fireplace was given a facelift with stacked stone and the entryway (cased opening) to the kitchen was increased by about 6 feet to give it a better flow and joining the rooms together. The entire layout of the kitchen changed, from the appliance locations to getting rid of the peninsula and adding an island. The cabinets and appliances were all new and we used a budget friends granite countertop, Fantasy Brown. Fantasy Brown is a great choice because it is light in color and a mix of browns and greys.
We removed the laundry room wallpaper, changed out the flooring and added cabinets and beadboard. We used BM Hale Navy on the walls.
The main floor got hardwoods in the main areas and carpet in the bedrooms.
The master bathroom layout was terrible with a toilet right in between two vanities. Awkward to say the least! One of the two master closets backed up the the master bathroom wall, so I took a little space from the closet to make a private water closet in the bathroom. Rejoice!
The basement had a (mostly) finished room with white columns and green carpet. In the basement there was also with a 1/2 bath (green walls and green vinyl flooring). We finished that main room off by adding a sheetrock to the ceiling, fresh carpet and making the 1/2 a full bathroom with a tub/shower insert. We also took an unfinished studded out room in the basement and finished it off. It had great windows for natural light and we added a closet so it would be an excellent guest room space.
Along with the paint fiasco we also found a main water line leak in the front yard that had been leaking for likely years. The basement wall below had some moisture so we sealed the wall and of course repaired the leak.

I love painted brick and this ie a good makeover with the gray paint. Gorgeous! Such a classic home.

I added in these before pics not necessarily in order of the afters, but hopefully you can see the changes.

I love that Betsy uses tried and true colors like Ben Moore White Dove. It’s a great color.

Whoever moved in here has a beautiful blank slate to make their own.

    Great job! The house had really good bones, she just needed a little makeover and some jewelry. It was all done in a very classic style.

    This is a stunner. The only thing I would change is the sink is so far from the stove and fridge. Otherwise its gorgeous. The black sink, in the small bath really caught my eye. Do you know where she got that, Just beautiful keep them coming.

    Great fun, I love these stories. I thought the black marble fireplace surround was so nice! Oh well.
    We are in throes of remodeling the entire house at once and it’s so hard to choose all these sinks, colors, counters, and on and on.
    I find if I pretend it’s a flip house, it’s easier, the decisions are less personal if that makes sense. It’s not the end of the world if it’s not perfect.
